They include attorneys, banks/lenders, escrow companies and real estate brokers. A comment above mentioned RESPA which is an act put in place to protect consumers. A consumer DOES even need to ask any of the above if there could be a potential conflict of interest. They are required to sign an "acknowledgement" which indicates that the company/person your dealing with, COULD have an "affiliated relationship" with one or more of the "other" vendors you will be required to pay a fee to. If a consumer, a borrower or purchaser or both are asked to sign one of these "acknowledgements" it is safe to expect and assume they will be receiving additional monetary compensation from you under another corporate entity/required service (title, appraisal, home inspector, tax paying agency, etc.). Having said that there are a few, (very few these days) of completely independent reputable title companies that have ONLY the interest of there clients (buyers/borrowers) and underwriters to be concerned with. I would implore consumers to research those companies (Jade Abstract, Rockwest Abstract, Judicial Title, Hudson Valley Abstract to name a few) to maintain some control over the fee(s) they pay and in an effort to insure that the company they deal with, deals with them as a PRIMARY concern.

I would never knock how any volunteer operates, they do what they do out of the goodness of there hearts.

Yes- it was a police officer and this kid did have drugs on him which is bad... i think he should spend a year or two in the county jail.. but at such a young age, 5 years in a state prison with serious criminals will NOT rehabilitate this young man.. Instead, he will get used to prison life and likely make some inmate friends in the process. The likelihood of recidivism will be so high. AGAIN... i am not saying he should not be punished..but i believe in rehabilitation, and 5 years in prison will not rehabilitate this young man

Please explain how anyone,including a cop, seeing something happen violates anything egregiously.It is not a violation to see anything
Passing the bus might be egregious,depending on how long the red lights were on. Then again it may not necessarily be egregious at all. Without knowing the reason for the car passing the bus you cannot say anything was egregious,even if it was, you can't know it was just seeing it happen Example: I am driving down the road and a passenger in my car is having a heart attack/dying or my kid cut his artery on some glass,I am freaking out,it is 3:00 pm schools getting out,Kids not loading but unloading, no kids on either side of Rt304 .No Houses either, Bus stops on other side of RT 304 so I can see front of bus and all 4 lanes NO KIDS IN SIGHT, red lights go on still NO KIDS IN SIGHT, I will pass by the bus now and continue to the hospital to get help. It will not be egregious or unsafe in any way.IMO
IMO most people who pass buses do it soon to immediately after the lights go on,not after the kids start unloading and less to none do it egregiously after the kids are crossing the street to get on or after getting off the bus
not saying it is ever right.
